The proposed project has been determined to be categorically exempt from the provisions of CEQA, in accordance with CEQA Guidelines Section 15305 - Minor Alterations in Land Use Limitations (minor lot line adjustment not resulting in the creation of any new parcel)
BACKGROUND
The City of San Pablo is the owner of both affected parcels, parcel one (APN 417-310-012), also known as 1050 Gateway Avenue, contains the San Pablo Police Department Head Quarters currently under construction, and parcel two (APN 417-310-013), also known as 1000 Gateway Avenue is the San Pablo City Hall.
The applicant (City of San Pablo) wishes to move the common line between both parcels, containing approximately 2,347 square feet, to the southeast. The proposed change would not result in any additional parcels and would allow for an improved configuration of the shared driveway between the San Pablo City Hall and the San Pablo Police Department Headquarters. Following the approval of this lot line adjustment, a Fire easement will also be established.
Staff has reviewed the request for a lot line adjustment between 1000 and 1050 Gateway Avenue and has found the application to be consistent with the Subdivision Map Act and Title 16, Subdivisions chapter 16.30 Lot Line Adjustments, of the San Pablo Municipal Code. The parcels resulting from the lot line adjustment will conform to zoning and building ordinances and will be recorded with the Contra Costa County Clerk’s Office.
Attachment A includes the proposed Resolution with an exhibit of the Lot Line Adjustment packet, which has been reviewed and approved by the City Engineer’s consultant, the City Surveyor, and the Planning Manager.
FISCAL IMPACT
There is no fiscal impact associated with this project.
